Frequently Asked Questions for

prospective tenants

  • Yes! Please email us at ccreathens@gmail.com. You can also text us at 206-717-8889. Just let us know what your availability is like and we’ll get something scheduled. If the house is currently occupied by tenants, we give them a minimum of 24 hours notice for tours so scheduling a couple of days out is best.

  • Applications for our available properties can be found here. There is a $50 application fee. We highly recommend touring a property before submitting an application.

  • We will need applications from all parties who wish to be tenants. If we need an additional cosigner application, we will let you know once we receive your tenant application.

  • We lease by the property, not by the bedroom. This means there will be one lease per property and all lessees are equally responsible for the lease.

  • Yes! While it is up to the discretion of the owner of the property, pets are allowed in most properties we manage, with some restrictions that vary by owner and property.

  • Yes. Once we issue a lease and all parties sign, the reservation fee/security deposit must be paid in order to make the lease official. This can be paid online through your Appfolio account which will be created when you sign the lease. Each tenant can pay a portion of the fee/deposit or it can all be paid in one sum. 

  • After the lease is official and before your move-in there are a few things that you’ll need to take care of:

    Make sure your utilities are set up and scheduled to be connected on your move in date. We will send you an email with the contact information for the utility companies you will need to get setup with. 

    Make sure your Appfolio account is set up so that you can receive communications from us regarding your move in.

    Pay your first month’s rent and pet fees prior to your move in day. We will not be able to complete your move in if these have not been paid.

Current tenants

  • About a week before you move in, you will receive a an email from us with specific instructions regarding your move in. Here are the highlights:

    Keys: As long as all of your first month’s rent and pet fees have been paid, you will receive a lockbox code the morning of your move in. This will allow you to access the house on your own schedule.

    Inspection: Prior to your move in, a member of our team will have completed a move in inspection report in order to document the state of the house at the time of your move in. We take detailed notes and take photos of any issues. This will be used at the time of your move out to help determine any damages beyond normal wear and tear of the house. You will receive an email with the inspection and can let us know anything you see that we may have missed. We will then amend the inspection and resend it to your for signature.

    Maintenance: Any maintenance issues flagged (🚩) in the move in inspection will be used to create a work order for our vendors to take care of as soon as possible. If there are any flagged items in the inspection you will receive notification from us when we get a vendor scheduled to complete repairs. Any maintenance issues not noted in the inspection can be submitted as a maintenance request through your tenant portal.

  • Rent can be paid through your Appfolio tenant portal. Most tenants set up their portal during the application and lease signing process. Please see the below guide for details on setting up your portal and starting payments. There is no fee for online payments as long as you link to your bank account. Credit and debit card payments are charged a fee.

  • Rent is due on the 1st of each month and is considered late and subject to a late fee after 5 pm on the 5th of each month. The late fee is 10% of what is due.

  • It is up to the discretion of each owner whether or not they will allow subletting, though generally it is not allowed. Please contact us for more information.

  • You may contact us to ask about providing you with lock out services, though we are not always immediately available to provide this service. If we are able, the fee is $60.00 and is due at the time of service.

  • At Classic City Real Estate, we offer personalized and high quality management with sincerity, authenticity and honesty.

    Other companies often have many hidden fees associated with their agreements such as high leasing and renewal fees, but we are completely transparent and fair with our costs. Many companies offer high referral fees to other agents at the cost of charging you. We do offer referral fees to agents, but not by passing that cost onto our owners!

    Marketing & Leasing
    We guarantee to market and lease the property you were shown at the best state possible. Our properties are listed in multiple rental websites, which gives us many applications to review. But we always choose the most qualified tenant for your properties.


    Assisting Qualifying Tenants
    As much as it sounds scary, we do a background and credit check to prevent evictions and to ensure our business with you and your stay with our properties. We pay any out-of-pocket expenses to ensure our qualified tenants have a good credit and stable income.


    Move-In & Move-Out Services
    To ensure that everything is in good condition for you, we guarantee an inspection before you move in and after you move out. We offer a detailed report of the conditions if there are deductions on your security deposit to help you understand the property’s conditions.


    Management Services
    To help manage your new home, we provide services such as replacing air filters and cleaning the gutters. We may hire the best to provide services to demonstrate our reliability and provide the best service to help you enjoy your home.


    Financial Management
    To ensure full transparency, we send out a financial report to all the owners of the financial status of the property. We also pay out of the owner’s funds to bills such as water, sewer, and gas.


    Legal
    We want to provide the best for our owners, and will hire the best, qualifying attorney for any contested legal proceedings involving the property. We also offer to produce documents, speak in hearings, and be a witness for a contested legal proceeding.

    1. The entire property must be clean and emptied of all personal belongings. Discard property that the garbage trucks will not pick up, i.e. mattresses, couches, etc. We recommend donation.

    2. No damage to the property beyond normal wear and tear must be present.

    3. The range and hood should be clean and free of grease grime and stains. Drip pans, rings, and space under the burners must be clean.

    4. The fridge must be defrosted, all food removed, inside and outside cleaned.

    5. All kitchen cabinets and counters must be free of debris and cleaned, cabinets emptied, and sinks scoured.

    6. Bathroom cabinets and closets must be empty and clean. Tile, tub and shower stall must be clean and free of any hair, soap, scum and mildew.

    7. No marks, holes or scratches on walls. Please remove all hardware from walls, spackle all holes and paint with exact matching paint. If paint doesn’t match do not try to paint. Our professionals will paint the entire wall.

    8. All ceiling fans, light fixtures and globes must be clean and burned out light bulbs replaced.

    9. All vinyl, tile, and wood floors swept and mopped and free of debris and stains. Carpets cleaned, steamed and free of major stains.

    10. Balcony/patio free of debris and swept, pressure washed if needed and porches, decks, and fencing must be in good repair.

    11. All windows and doors must be closed and locked with screens in place and fully intact. All blinds cleaned and in working order, curtains and other window dressings removed. All windows must be operational to meet safety codes; broken or cracked panes replaced.

    12. All keys must be turned over to CCRE, including mailbox keys, pool keys, gate remotes, garage openers and any other keys to interior doors, etc.

    13. All utilities should remain on and in the owner’s name until tenants move in.

    14. Air filters should be new and information about how often to change and location of filters conveyed to CCRE.

    15. Property must be free of pests such as cockroaches, centipedes, mice, etc.

    16. All bedrooms and kitchens must have smoke and CO detectors and if the home uses gas, there must be a fire extinguisher under the kitchen sink.

    We will also include a free professional grade photo shoot and floor plans when you sign a management agreement with us!
