Renters Insurance 101

Renter’s insurance is often overlooked, but it provides a critical safety net for anyone leasing a home or apartment. While a landlord’s insurance covers the physical building, it does not protect your personal belongings or cover your liability.

Here are the four primary reasons why renters’ insurance is important:

1. Protection for Your Personal Property

Most people underestimate the value of their belongings. From electronics and furniture to clothing and kitchen appliances, the cost to replace everything at once is usually thousands of dollars. Renter’s insurance covers loss or damage due to:

  • Fire or smoke

  • Theft and vandalism

  • Water damage (such as a burst pipe)

  • Certain natural disasters

2. Personal Liability Coverage

This is perhaps the most important part of a policy. If someone is injured in your home (e.g., they slip and fall) or if you accidentally damage someone else’s property, you could be held legally responsible.

  • Legal Defense: It can cover the cost of a lawyer if you are sued.

  • Medical Payments: It can pay for the medical bills of a guest injured on your premises.

3. Additional Living Expenses (ALE)

If your rental becomes uninhabitable due to a covered peril (like a fire), renters’ insurance typically pays for the “loss of use.” This includes:

  • Hotel stays

  • Temporary rentals

  • Restaurant meals while you are displaced

4. Classic City Real Estate Requirements

Classic City R.E. requires tenants to show proof of a renter’s insurance policy. In your lease, there is an addendum that explains the requirements. You will have to have at least $100,000 limited liability insurance. This protects both the tenant and the landlord from complicated legal disputes if an accident occurs.
